No Permit Required! How to Buy Land for Your Off Grid Log Cabin or Tiny Home in Canada
Find out how to find and finance a property with no permit requirements and very low taxes in Ontario, Canada.
I found my solution in the form of an unorganized township in Ontario, Canada. Here, I am unencumbered by government oversight. With no building permit requirement and very low annual property taxes, I am free to build what I want, where I want and when I want. Without oversight, I am free to build another log cabin. This one is 10 feet by 20 feet – 200 square feet plus a 70 square foot covered porch and a back deck overlooking the stream, which will eventually be screened in.
How to find a property in an unorganized township
1. Search Realtor.ca in the area that you are interested in.
2. Contact real estate agents in desired locations and asked for a list of unorganized townships in the area.
3. Ask realtor for a list of properties for sale in an unorganized townships. Include already developed properties – sometimes the building is not suitable for habitation but beneficial infrastructure is in place, such as driveway, well and septic.
4. Visit (Crown Land Use Policy Atlas) to see what public lands are located near your property. Ideally, a large park of public land should be within walking distance.
5. Spend time on Google Earth to get an idea of what surrounds the property – lakes and rivers, landfill sites, other developments, mines, quarries, etc.

An incredibly informative and well put together video Shawn, unfortunately land in the UK is at an absolute premium no matter where you are in the country but there are still options if you look for them. Great words at the end too, far too many people in society put their happiness, well being and destiny onto others whereas true fulfilment comes from a place where one takes full responsibility for every single thing in their life. Keep up the great work my friend ~Peace~
I need to leave Ontario and live off the grid where I don't have to pay, hence the term 'off the grid'
OMG Shawn… as a woman it is so refreshing to listen to man that can be "respected, trusted, feel safe arond, desired and loved." I personally think that those five things I stated are a complete package and I would love to be able to find and meet that kind of man. Who am I kidding lol. I am 56 now and have been widowed since 2010. In the mean time I raised and worked hard to provide for my children. My children are now all grown and I live alone but I dream of the lifestyle you provide for yourself and your family. In my younger days, I was quite the strong and fit person and could do anything I put my mind to. I love watching your videos and seeing all you do and what you made and how you love your dog and the beauty of your videos are amazing. Thank you for sharing your life, your skills, your thoughts and information on how your started and the process your went through to get it.
Times have changed, bought our first new home (3 bedrooms, well already in, never saw a lawyer and so forth) down payment was $300.00. Was a good way to get started with a young family.
A municipality dictating a house to be a minimum 800 square feet ensures they get their property taxes.
I’m 21 I’m already tired i am a truck driver as well
Screw you supported you for so many years now you want to charge to watch…adiose
Love being independent and self reliance my mom taught me to be this way … that why strong woman thank you Shawn james ❤️
Would you consider sub sectioning part of your land and selling it to me for my tiny house?
Thank you
Lately I've thought about buying a certain land parcel, but my town won't let me look into the pice of land, what can i do about that
Anyone know what an albertan/ Saskatchewan or British Columbian equivalent "no permit type of land" would be? especially albertan
Your daughters are fortunate to have a father like you. Thank you so much for sharing your thoughts. Your message is so valuable.
hey brother I'm a big fan of your show and I have a good question for you I'm 37 years old I work 6 days of the week I pay $2,000 of month of rent plus food light gas and water. I have a piece of land in Kentucky that I bought I only pay $162 a month and I owe and that property $19,000 do you recommend or if it was you alone would you move in and find a job near?
Building your own shelter ought to be a basic human right. Nobody ought to be able to tell you can't build your home on your own land. It sucks.
I know this video is old but I wanted to thank you for all the info you give. I've wanted to do exactly what you are doing for along time but didn't know where to start and never thought I could afford it. I've always wanted to own a piece of land I could freely build a cabin on without the restrictions and you have opened my eyes on how to do it. The only time I really feel free and myself is being out in the bush crafting and building things. Being able to own the land I craft and build things on would be a dream and It looks possible.
Cheers, Danny.
I love to live on grid
Wow
I'm a bit disappointed, I was hoping you were actually living off the grid where you wernt around actual people nor paying any money…. This video is a FAIL…
Great video and especially inspiring in a time when costs are going up, food quality is down, and it can feel like you’re trapped in a wheel you don’t need to run. Thank you for the resources, and I hope to find similar tools here in Alberta to achieve the self reliance dream 💪🌲
Why would anyone buy a home in Canada with communist government
Grazie.
New subscriber, I enjoyed your videos.
I am in Ontario and would like to buy land and possibly live off the grid .
What are the steps ?
What to watch out for ?
Thank you !
Haha, hopefully his brother in laws don't watch these videos. That could be an awkward family dinner. This information was very useful. So I noticed that the piece of land that you were looking at was already somewhat developed. Does that mean it had a PID# and once you purchased it, you would have a title?
Thanks for the upload. Keep it up.
